The FHA Streamline Refinance is designed to make it easier for current FHA borrowers to refinance to a lower rate or payment without going through the full documentation process of a standard refinance. The 'streamline' refers to the reduced paperwork and appraisal requirements — not the absence of a qualifying process. To qualify, you must currently have an FHA-insured mortgage and be current on your payments. The refinance must provide a net tangible benefit, which the FHA defines as a meaningful improvement to the borrower's financial position — typically a reduction in the monthly payment or the combined interest rate and MIP. Because you are refinancing into a new FHA loan, mortgage insurance continues. The upfront MIP is charged again (at a reduced rate for Streamline refinances) and can typically be financed into the loan. Annual MIP applies on the new loan as well. The FHA Streamline can be a useful tool when rates have moved favorably since your original purchase and you want to take advantage without the time and cost of a full refinance.
